If you disagree with any part of them, please do not use the website or place a booking. In these terms, "we", "us" and "our" refer to the company operating this website, and "you" refers to the person using the website or making a booking, together with every member of their party.
A booking request becomes a confirmed reservation, and a binding agreement, only once we have received the required payment and issued a booking confirmation. The person placing the booking must be an adult and warrants that they have the authority to accept these terms on behalf of every member of their party. All information provided when booking must be accurate and complete, including the number and ages of guests staying at the property.
All prices are shown in the currency indicated on the website and include the accommodation charges plus any mandatory fees and taxes stated during the booking process, unless indicated otherwise. Payments must be made on or before the due dates communicated to you. Failure to make a scheduled payment entitles us to cancel the reservation without notice. We work with reputable third-party payment providers; we never store complete card details on our own systems.
The cancellation policy applicable to your reservation is displayed during the booking process and in your booking confirmation. All cancellations and requests for changes, including date changes and changes to the number of guests, must be submitted to us in writing. No-shows, late arrivals, reductions in party size and early departures are non-refundable unless the applicable cancellation policy states otherwise. We recommend that you take out appropriate travel insurance covering cancellations, disruptions, personal belongings and personal liability.
In the rare event that a property becomes unavailable due to circumstances beyond our control, we will make reasonable efforts to offer suitable alternative accommodation. If no acceptable alternative can be provided, amounts already paid for the affected reservation will be refunded, which shall be the limit of our liability for such unavailability.
Check-in and check-out times are stated on the property page and in your booking confirmation and are strictly enforced. Early check-in or late check-out is only possible with our prior written consent and may involve an additional charge.
The property may only be used as private holiday accommodation for the number of guests booked and paid for. Parties, events and gatherings involving more people than booked are not permitted without our prior written consent. Guests must behave respectfully towards neighbours and keep noise to a reasonable level, particularly at night. Smoking and pets are only permitted where the property description expressly allows them or where we have given prior written consent. Any breach of these rules may result in eviction without refund and additional charges for any resulting costs.
You are responsible for leaving the property in good condition. Where a security deposit is required, it will be communicated during the booking process. We are entitled to recover from you the reasonable costs of repairing damage, replacing missing items and additional cleaning beyond normal wear and tear caused during your stay.
We act as the operator or agent for the accommodation presented on this website. To the maximum extent permitted by law, we are not liable for loss or damage to your belongings, nor for injury, accident or inconvenience occurring at the property, except where caused by our negligence. We are not liable for temporary defects or outages of utilities and services such as electricity, water, internet, heating, air conditioning, pools or hot tubs, provided we make reasonable efforts to restore them within a reasonable time after being notified.
We take care to describe every property accurately, but property descriptions, photographs, rates and availability are subject to change and provided without guarantee. Obvious errors, including pricing errors, are not binding. All content on this website, including text, photographs and graphics, is protected by intellectual property rights and may not be reproduced without our prior written consent.
We may update these Terms & Conditions from time to time. The version published on this website at the time of your booking applies to that booking. If any provision of these terms is held to be invalid, the remaining provisions remain in full force.
These Terms & Conditions are governed by the laws of the country in which our company is established, without prejudice to any mandatory consumer protection rules of your country of residence. Any dispute arising out of or in connection with a booking that cannot be settled amicably shall be submitted to the competent courts of that country.
